Terms of Service

1. Acceptance of These Terms

By accessing or using Renter Hive (the “Platform”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree, do not use the Platform. These Terms apply to everyone who uses Renter Hive, including renters and service providers.

2. Definitions

  • “Renter Hive,” “we,” “us,” “our” — Renter Hive LLC, a California limited liability company.
  • “Platform” — the Renter Hive website, directory, and related communications tools.
  • “Provider” — an independent business or individual listed on the Platform that offers home-related services.
  • “Renter” — a person who uses the Platform to find, learn about, or contact a Provider.
  • “Services” — the home-related work performed by a Provider. Renter Hive does not perform Services.

3. What Renter Hive Is — and Is Not

Renter Hive is an online directory and communications platform. We list independent Providers and let Renters find and contact them. That is all we do.

Renter Hive is not a contractor, home-services company, employer, agent, broker, or party to any agreement between a Renter and a Provider. We do not perform, supervise, direct, schedule, price, manage, inspect, or control any Provider's work. When a Renter and a Provider deal with each other, they do so directly and independently, and any contract for Services is solely between them.

We do not recommend, endorse, refer, guarantee, or vouch for any Provider. A Provider's appearance on the Platform is a listing, not an endorsement.

“Renter-safe” describes a type of work, not a guarantee about any person. When we describe Providers or categories as “renter-safe,” “renter-friendly,” “deposit-safe,” or similar, we mean the work is generally oriented toward non-permanent, removable improvements that are less likely to risk a security deposit. These words are not a promise about any Provider's safety, honesty, conduct, quality, licensing, insurance, or fitness, and are not a guarantee that any particular job will not affect your deposit or comply with your lease.

4. Eligibility

You must be at least 18 years old to use the Platform. By using Renter Hive, you represent that you are 18 or older and able to enter a binding agreement.

5. The Provider–Renter Relationship; Independent Businesses

Every Provider is an independent business or individual, not an employee, agent, partner, joint venturer, or representative of Renter Hive. Providers control their own work, methods, tools, pricing, scheduling, and personnel. Nothing on the Platform creates an employment, agency, or partnership relationship between Renter Hive and any Provider or Renter.

Renters engage Providers at their own risk and are responsible for their own decisions, including whether to hire a Provider and whether to allow anyone into their home.

6. No Verification or Background Checks

Renter Hive does not perform background checks, criminal-history screening, identity verification, or independent verification of any Provider's licensing, insurance, credentials, work history, or qualifications, except where a specific, labeled verification is expressly shown on a Provider's profile and limited to exactly what that label states and the date shown.

All Provider information — including business names, descriptions, service areas, pricing, and any licensing or insurance statements — is self-reported by the Provider or compiled from public sources, and we do not guarantee its accuracy. Renters are responsible for confirming a Provider's identity, licensing, insurance, qualifications, and suitability before hiring them or allowing them into their home.

7. Renter Responsibilities and Assumption of Risk

As a Renter, you agree to:

  • Provide accurate information in your inquiries and communications.
  • Communicate respectfully with Providers.
  • Confirm with your landlord or property manager that any planned work, materials, and methods are permitted under your lease before proceeding.
  • Exercise your own judgment and due diligence in selecting and dealing with any Provider.

Assumption of risk. You understand that Providers are independent businesses that Renter Hive does not control or supervise. You assume the risks of engaging any Provider, including risks to your property, your tenancy, your security deposit, and your safety. Renter Hive is not responsible for the acts, omissions, conduct, quality, timeliness, safety, or results of any Provider.

8. Provider Responsibilities, Representations, and Indemnification

As a Provider, you represent, warrant, and agree that:

  • You are an independent business or individual, not an employee or agent of Renter Hive.
  • Your profile information is accurate and kept up to date.
  • You offer only renter-friendly, non-permanent Services as described, and you will not market permanent or structural work as “renter-safe.”
  • You hold and will maintain all licenses, registrations, permits, and insurance legally required for the Services you offer in the jurisdictions where you work, and you will provide proof on request.
  • You will carry and maintain your own general liability insurance appropriate to your Services.
  • You will conduct business professionally, lawfully, and in compliance with all applicable laws.

Provider indemnification. You agree to indemnify, defend, and hold harmless Renter Hive LLC and its owners, members, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or relating to: (a) your Services; (b) your acts, omissions, negligence, or misconduct; (c) your breach of these Terms or any representation in them; or (d) your violation of any law or any third party's rights.

9. Memberships, Billing, and Cancellation

Provider memberships are billed on a recurring basis and auto-renew until cancelled. You may cancel at any time through your Provider dashboard; cancellation takes effect at the end of the current billing period. Fees already paid are non-refundable, and no refunds are issued for partial periods, except where required by law. Pricing and plan features are as shown on our pricing page and may change on prospective notice. Payments are processed by our third-party payment processor (Stripe); we do not store full payment-card numbers.

10. Prohibited Conduct

You agree not to:

  • Post false, misleading, or fraudulent information.
  • Send spam or unsolicited communications, or harass other users or Providers.
  • Offer illegal Services, or market permanent or structural modifications as renter-safe.
  • Impersonate any person or business, or misrepresent your affiliation.
  • Attempt to circumvent, disable, or interfere with the Platform's security or functionality.
  • Scrape, copy, or harvest Platform content except as expressly permitted.

We may suspend or remove any listing or account that violates these Terms or that we reasonably believe poses a risk to users.

11. Disclaimers — “As Is”

The Platform and all listings and content are provided “as is” and “as available,” without warranties of any kind, whether express, implied, or statutory. To the fullest extent permitted by law, Renter Hive disclaims all warranties, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

Renter Hive makes no warranty regarding any Provider or their Services, including their quality, safety, legality, timeliness, or fitness for a particular purpose, and no warranty that any Service is appropriate for your specific lease. We do not guarantee that the Platform will be uninterrupted, error-free, or secure.

12. Limitation of Liability

To the fullest extent permitted by law, Renter Hive LLC and its owners, members, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, data, goodwill, property damage, or personal injury, arising out of or relating to the Platform or any Provider or Service, whether based on contract, tort, or any other theory, even if advised of the possibility of such damages.

Our total liability for any claim arising out of or relating to the Platform will not exceed the greater of (a) the total fees you paid Renter Hive in the twelve (12) months before the event giving rise to the claim, or (b) one hundred U.S. dollars ($100).

Nothing in these Terms limits or excludes any liability that cannot be limited or excluded under applicable law.

13. Indemnification by Users

You agree to indemnify, defend, and hold harmless Renter Hive LLC and its owners, members, and agents from any claims, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or relating to your use of the Platform, your content, or your breach of these Terms or applicable law.

14. Intellectual Property

All Renter Hive content, branding, logos, and Platform design are the property of Renter Hive LLC and may not be copied or reproduced without our written permission. Providers grant us a non-exclusive license to display the information and materials they submit for the purpose of operating the Platform.

15. Third-Party Links and Content

The Platform may contain links to or information from third parties (including Provider websites and public listings). We do not control and are not responsible for third-party content, websites, or services.

16. Changes to These Terms

We may update these Terms from time to time. We will post the updated Terms with a new effective date and, where appropriate, notify users. Your continued use of the Platform after changes take effect means you accept the updated Terms.

17. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Any dispute arising out of or relating to these Terms or the Platform will be resolved through binding arbitration in Los Angeles County, California, except that either party may bring a qualifying claim in small-claims court.
